There are two universal truths about cement. One- It will get hard, Two- It will crack
As a home inspector I see cracks in foundation quite often. Well… I must say almost every time I look at a foundation.
Evaluating that crack can take some more thought. Shrinkage cracks from the cement curing are usually fairly uniform in width. A wall crack which continues into the floor is likely to involve the building footings and may be a settlement crack.
Here we have an example of crack that was observed during a recent home inspection. The structure was a slab on grade foundation.
During my exterior evaluation of the home inspection I made note of this crack to see if there is any relatable signs within the home.
Once in the home I come to the area where I noted the crack and this is what I found.
We obviously have some significant structural movement and will need to be addressed by a structural engineer.
Once again we had a negative grade towards the home’s foundation that could be one of the culprits. Coupled with probably poor bearing soils that lead to significant structural movement.
Rainwater and drainage management are a vital component to ensuring the home is not adversely effected by water.
