Have I killed some deals yes… no! Really the home did or the buyers really did not understand what they are about to get into.
I have had my clients walk from some homes because after the inspection they decided that they can find a home with fewer issues in the same price range. This is their right.
How most deals fall apart is from not properly preparing the client for what will be encountered in the home buying process and with a specific home.
If an agent becomes particularly good at spotting issues in homes many times they can prepare the client for what will come next… the home inspection.
Buying a home is like a marriage there will be compromise. The best marriages and best home buying experience will be for those where everyone involved understands what the compromises will be.
When showing home if the agent has prepared the buyer that the roof is old and may need to be replaced or the HVAC system most likely will need replacement soon due to age then this can be factored that into the deal.
So now when the home inspector evaluates the home and reports that roof needs replacement or the HVAC system will need to be replaced soon then the buyer will be prepared. No shock just understanding that this is typical for the age of a home.
Information should always be a good thing and not something to shy away from. This is an emotional and usually very expensive endeavor for most people. Gaining a good understanding of what will be involved will help soothe the process.
Hiring the most thorough home inspectors should not be feared but embraced. Together an agent and a home inspector can provide the best service available. Even with this there is no guarantee but the risks can be minimized and understood.
So to kill a deal professionally we can trivialize the obvious and not invest in properly preparing the buyer and sellers for what will be involved.
If everyone is honest and understands that there will be compromise then the angst should be subdued and for the most part everyone will be happy.
