Feelings, post mortem of a home inspection- A Chelan Home Inspector's perspective.
As professional home inspectors we are hired to make honest observations. Sometimes some of our observations may have costly implications attached.
Most of my work is on behalf of the buyers. They are my clients and I am there to provide information and help them make an informed decision. There is no perfect home so things will be found.
But there usually is someone on the other end of the story or transaction who has a lot at stake also. That is the seller.
So here is where the feelings come in. I have had several occasions now (post inspection) where I am informed that some of my observations shed light to conditions that the prior home inspections did not. These condition where not mentioned or reported. These are conditions that should not have been missed, if the home inspector is taking the time to do a thorough, professional inspection. And these conditions have some cost involved to have corrected.
The seller may be upset in some cases and I am sure the seller feels they have gotten a raw deal. In a way they may have. I am not there to beat a home up but just to report what I see. But the old adage comes in… Caveat Emptor (“Let the Buyer beware”).
If your hire a budget home inspection, or think that the home inspection is not that important and you do not do your home work in finding a good inspector you may just end up getting what you pay for.
When you are in the process of buying or selling a home I would advise you to do your research, find the best home inspector you can find. He or she may not be the cheapest. In reality the cost of an inexpensive inspection ($200 to $300) versus a thorough one ($400 to $600) will usually save you money, time and having these issues crop up when you go to sell your home in the future.
Find a home inspector when you are in the process of looking for a home. He or she will be able to give you tips on what to look for when evaluating a property. A good home inspector along with a good Real Estate agent will be two of the most valuable assets you will have when making a large financial decision so choose them wisely.
