Leavenworth and Wenatchee Home Inspection- Don't want a gap
There are appropriate places for gaps, my teeth is not one of them.
But on your home there are many my places you want an appropriate gap and there is not one.
One of the most often noted issues during a home inspection is improper gaps or clearances between siding and trim materials to roofs, decks, cement appurtenances; such as sidewalks, patios and stairs and earth (soil, stone and landscape materials).
Because of lack of knowledge, ignorance or poor construction practices these material are often rotting and deteriorating much sooner that they should. Couple this with lack of maintenance and we usually have a real issue.
Most manufactures of siding and trim products require an inch to two inches of clearance from siding to roof surfaces and 6 to 8 inches of clearance to the earth.
For example LP Smart Trim requires 6 inches from grade and one inch from any surface that water can collect such as patios, walks, decks and any roof surfaces.
I have done home inspections on brand new home that not one of these clearances has been achieved.
It really seems like a simple concept, but it must not be because it happens on almost every home I inspect.
