It's Brand New, Why a Home Inspection? Chelan and East Wenatchee Home Inspection
You found your NEW Dream Home and made an offer that has been accepted.
Your agent suggests to you that you have a home inspection, and you ask yourself, why? This is a new home and it is beautiful.
Well the answer is that all homes will have areas that need to be addressed. Home building is an orchestration of many trades and many times they are vying for space and time to get their job done. Things will get missed or not done correctly.
New homes will come with a warranty. Warranties for newly built homes promise to repair or replace certain elements of the home, if necessary, within a certain time. It is important to understand what it covers, how to make a claim, and the process for resolving disputes with the builder or Warranty Company.
Hiring a professional home inspector will help you document those defect so you can work with the builder to make proper corrective actions.
Here are a couple examples of issues in a new home that I found on a recent home inspection.
Duct work not completed. No heat to the area, energy loss and potential entry point for insects and rodents.
Foundation vent baffles not completed. Improper venting of the crawlspace can lead to elevated moisture levels and makes the home susceptible to rot, fungal growth and wood destroying insects.
Finding these issues early can help protect the home from long term effects of these items.
