Decks can provide some wonderful outdoor space to a home. This space is relatively inexpensive in comparison to the home construction. For home inspectors decks seem to be one the items most often written up because they are not constructed correctly.
One style for building decks is called a cantilevered deck or balcony deck. In cantilevered framing joists are extended into the house framing to create the needed support. This will remove the need to have posts on the far end of the deck. The general rule of thumb is you are allowed to cantilever the deck joists 1/3 of the total length of the joists. For an example if you wanted a 6 foot cantilever you would be required to use an 18 foot joist and attach it securely back 12 feet into the house.
The main issues with this style of framing is that you are extending the deck framing into the house and creating multiple openings for water to penetrate the wall. Proper flashing and sealing each opening will be crucial.
Improperly installed cantilever decks can lead to thousands of dollars in damage to your house or an injury caused by a collapse.
