Wenatchee and Chelan County Home Inspections- Wind and Roofs
As a home inspector in Wenatchee and Chelan County wind and roofs damage seem to go together. With the mountains to the west and air pressure changes, we tend to get high winds in Wenatchee and the Columbia Valley. As I am out and about in the town I see many roofs that have shingles missing or repaired due to wind damage.
I would recommend when you have your roof repaired or replaced in this area that they wind nail the shingles. This means using 6 nails versus 4 in the appropriate spots. This should also be done during the warm months.
The roof is one of the most essential parts of your home and you need to take good care of it. Use a good pair of binoculars to inspect it after the winter or after a weather event, such as high winds. Even as a home inspector I am not immune from roof issues (see picture). Keep your gutters clean and moss off.
If you are handy and comfortable on your roof here is a good guide for doing some roof repairs yourself. If you doubt your abilities at all you should hire a qualified roofing contractor.
As you can see my roof is ready for replacement, but when I bought this home I knew I would have to be done. (Summer Project, yeah!) When buying a home everybody has a different tolerance for what they can accept. So getting a good home and pest inspection will help you in that decision.
