Here is list of the Baker's Dozen that the seller should do in order for the inspector to do the job they were hired to do.
As a home and pest inspector in Chelan, Douglas, Grant and Okanogan county I will always try to inspect all that I can get to. I do not like putting in my report "unable to inspect due to inaccessibility"!

1.Make sure the water is on(Test the hot water and if the toilets work).
2.Make sure the electricity is on(Keeping it light is always good, and testing this very important system.)
3.Make sure the gas is turned on(this should include propane in propane tanks and oil in the oil tanks.)
4.Make sure there is clear access to all electrical panels(A bad place to be fumbling around).
5.Make sure there is clear access to all crawl spaces and have them open
6.Make sure there is clear access to all attics(this means NOT painted shut and closets emptied).
7.Make sure keys are left available or access codes to any locked spaces.
8.Seller should leave a phone number so that they can be reached if additional information is needed.
9.Turn off all computers---(they could be on circuits tested, and very hard on the computer).
10.Take the pets to another home or place ----or if that is not possible at least make sure they are safe at home and won’t limit the inspection in any way.
11.Drive the car to work---if one is in the garage I won’t be able to inspect the overhead door or attic access if in the garage.
12.Be prepared to stay away from home for 3 to 5 hours(please be aware that the inspection will take as long as it takes).
13. Clear access to the furnace and all appliances.
Okay #14- Please check that all the GFCI (ground fault circuit interrupt) are functioning as intended post inspection. They have been known to trip easily or not reset.
