When doing a home Inspection in Douglas County Washington when is it a time for a plumber?

These photos indicate one should be called in soon.  The first picture shows a homemade plumbing trap. Plumbing traps are actually engineered components to flush water at rate to clear the trap of debris.  The trap also functions as a plug to keep sewer gases from entering the home.  It needs be designed so you can take it apart to clear it if it does collect debris. Obviously this trap would have to be sawn apart.

The water heater here does not have a TPR (temperature, pressure, relief) valve discharge tube. If the water heater was to build up pressure the valve would release scalding water, under pressure,  out into the area by the tank, lucky you if you are standing by. The discharge pipe must be rated for 100psi at 180 degrees and should terminate 6 to 12 inches off the floor, in a drain with an air gap or outside where you monitor it for leakage. The discharge tube must be routed downwards so no water can block the tube.

So when doing the home inspection in Douglas County Washington I think it would be time to call the qualified plumbing contractor to remedy the situation.
