Spring is here- Time for the spring leaks of frost free hose bibbs.
Wenatchee, Leavenworth and Chelan Home Inspections
This seems to be a traditional thing around here. I will get several homes this spring that have their frost free hose bibbs burst.
Why does this happen? Is usually due to having the hose connected to the hose bibb during freezing months.
Frost free hose bibbs work on the principle that the shut off valve is in the conditioned space where it will not freeze. The stem is angled so the water in that portion of the hose bibb will drain out. But if you have a hose connected that water cannot drain out and you get a split in the hose bibb just beyond the valve.
Here is a example of a burst hose bibb from a Wenatchee home inspection. You can see the water coming out from behind the siding.
If you have a frost free hose bibb and you had your hose connected over the winter use precaution when opening the faucet for the first time. If you have finished rooms below on the other side of the hose bibb you may get some water damage.
If you think it's expensive to hire a professional to do the job, wait until you hire an amateur.”
