Snow and plumbing penetrations on metal roof.

With winter here in the Wenatchee Valley and much of the country it will be soon time to fix those items that failed due to snow and ice. Snow and Ice can be very hard on building materials and homes.
One vulnerable item on a metal roof is the plumbing vent penetration. Snow and ice tend to move more freely on a metal roof. Quite often in areas of heavier snow these plumbing vent pipes get ripped off the roof leaving a hole and moisture intrusion.
One way to protect these penetrations is to install a cricket designed to split snow and prevent it from damaging pipes and other roof penetrations and protrusions.
Above is a couple designs of protection for these penetrations.
As a home inspector I recommend evaluating your roof for potential problems before the snow flies or with spring you may have sprung a leak.
